“Why are you looking at me like I’m a piece of meat?” I glared at Hunter, who had this distant, yet sexual look in his eyes. His gaze traveled over my face, down my body, and stopped at my chest. He’d been looking at me differently since I came home, like he wanted to jump my bones. It wasn’t unwelcome. What girl didn’t like being looked at like she was everything to someone? “Sorry, your shirt is rather distracting.” Hunter whistled as he spun the keys to my car around in his hand. I glanced down and remembered that I’d thrown on a white T-shirt with no bra. My round, brown nipples were hard and peeking through. That’s what I got for having naughty thoughts about Hunter between my legs.

“It’s natural,” I mumbled, pulling on my shirt so it wasn’t so tight against me. Hunter grunted and shook his head.

“Let’s, um—” Hunter looked over the top of his glasses. “Head to your parents?” I didn’t like the awkwardness that had fallen over the room. I thought about lifting my shirt and giving him a full, unobstructed view of what was underneath. Again, bad idea. Sex and friendship never worked. But my God, was the sexual tension annoying as hell. Maybe just a little peek.

I stretched. Hunter’s eyes widened again as my nipples pressed against my shirt. Fuck. Now the tension was full-blown desire.

“Damn. I’m sorry. I’ll go change.” I got up and headed to my bedroom as Hunter called after me.

“Loving the view, but unless you’re going to stop being a tease, white shirt without a bra simply won’t do.” We played this game all the time. Flirted innocently. Lately though, there seemed to be more behind what we both said. I told him to shove something in my mouth to shut me up when I started talking incessantly, and secretly wanted it to be his dick. And he told me he’d service all my needs and to kick Ben to the curb. Well, there was no Ben, and my needs would need servicing, so….

“I’m changing, you horndog.” I quickly threw on a bra and a darker-colored shirt. “Let’s go before you hump my leg.” Hunter laughed as he shook his head.

Present day…

I took in the mess of the large, circular room we were in and at first saw nothing but the mess—decaying furniture, a soot-covered stone fireplace, a kitchen that might have been put in in the forties but had not only not been touched the last nine years, it perhaps had not been touched the last nineteen (or more). Then I saw more. The extraordinarily carved railing to the sweeping wood staircase that ran the curved side of the house. The red brick walls. The plank wood floors. “Once upon a time, long ago,” the realtor was suddenly talking wistfully, “someone loved this place. Put that love into building it. Put that love into keeping it. Nine years and more when no one really gave a whit, and still you can see it once had a lot of love.” Oh yes. You could see that. “It’s got a basement, more like a big crawl space,” the agent declared, surprising me with his quick change in tone back to businesslike and informative. “The furnace is down there. You can get down there through a door in the floor. The furnace was put in a while back, and full disclosure, though an inspection will catch it, it probably needs to be replaced.” Through his words I stared at the fireplace, which scoured would be magnificent, and I noticed it didn’t have a chimney as such, but the smoke probably went out a vent in the wall. “This floor has a powder room under the stairs,” the realtor kept on. “You can look at it if you want, but if you wanna save yourself that, I’ll just tell you straight, it needs to be gutted.” I decided to take his word for it and told him that. He looked relieved when I did before he stated, “Place has a garage, two car. Not in good condition, but think you saw that. Still, it’s close to the house and there’s a covered walkway to that door over there.” He pointed at a door that was across from the door we’d walked in. “Means you might feel a chill but you won’t get wet, unless it’s raining sideways, which happens.” With a breeze that plastered my jacket to me on a sunny, early spring day, I did not doubt that. “Garage has a loft space above it, which could be renovated as a studio rental if you’ve a mind to do that sort of thing. As for the property itself, it also has a building where the generators are stowed,” the realtor carried on. “Hook up for a washer and dryer and good space in there. Lots of it for storage. Which is good because there’s not a lot of storage in here for tools and Christmas decorations and whatnot.” I glanced around seeing he was right. There wasn’t even enough cabinetry to house the things a decent cook would need in her kitchen. Though there was room for them. In fact, if you fought back the gloom, there was quite a bit of room. “And there’s a place outside, could call it a studio, could call it a mother-in-law house,” he shared. “Whatever, it’s got goodly space, two bedrooms, big kitchen. Could be renovated to be a guest house. Or like I said, a studio if you’re artsy. Or you could rent it out like a B and B. I’ll show you all of that after we have a look at the lighthouse.” “Thanks,” I replied. “Now, since I mentioned full disclosure, you have to know it all,” the realtor continued. Slowly, my eyes went to him. When they did, he launched in. “Like I said, it’s automated. And like I said, you won’t really have to concern yourself with the functionality of that unless the electricity goes out, but then the generators automatically kick in. There are two. But you’ll need to keep fuel on hand to keep them going in case a blackout lasts awhile. And just to say, this is coastal Maine. We get weather. Blackouts can last awhile.” When I nodded to share I took that in, he kept going. “And if you’re, say, away on vacation, you need to make sure someone is playing backup in such a case.” “Okay,” I replied when he stopped talking, thinking this probably wasn’t a good thing since I knew no one in Maine (or not anyone who wanted to know me) and thus couldn’t call on anyone to do something like that. I also didn’t hold high hopes I’d make friends and win people. I hadn’t had a lot of success in that in my life. And last, although Patrick believed it completely, I held no hope that the reason I was out there was going to come to fruition. That being me having a happy ending. That being what Patrick thought would be my happy ending. Which might mean I’d have someone, a certain someone, or actually two (at least), even though I knew I never would.

4.5 stars for - Fallen Heir - book four in The Royals series by Erin Watt. This is only the first part of Easton's story and it does end in one heck of a cliff-hanger so consider yourself warned. While this book can technically be read as a stand-alone I personally fell in love with Easton during the first three books in the series and think you would get a much better understanding of him if you read those first.
Easton Royal is starting his senior year of high school and with Reed away at college he is the eldest of the Royal siblings at Astor Park Prep and at the very top of the proverbial totem pole. Easton couldn't care less about popularity, but instead enjoys finding outlets for his other vices. Getting caught in a crazy situation has never mattered to him before but the person who caught him this time is so different from anyone else in his life so of course he is a bit intrigued.
Hartley Wright is a new transfer to Astor and wants nothing more than to keep her head down and focus on graduating. Walking into a classroom and discovering a crazy situation is the least of her worries, but the guy in said situation doesn't seem to realize she won't say anything. He is determined to befriend her and won't take no for an answer. After relentlessly pursuing her to become his friend she finally agrees then things start to get rather interesting when she discovers he is way more than a pretty face and incredibly hot body.
The dynamic author duo of Erin Watt only scratch the surface with all the angst, pain, and emotional turmoil that flows through Easton's fractured soul. With many questions arising about Easton that reach way beyond anything he ever imagined we are left wondering about so many things. Hartley's world is also left in shambles as her father threatens to make good on his promise to send her little sister away to boarding school among so many other things. Lives are on the line as we are left on the end of our seats until the next installment.

The bastard sun woke me at what had to be not long after dawn.

“Too early,” she denied, but she didn’t move her hand away either. My cock cozied up into her touch and I bit back a groan.
“He disagrees.”
“Your cock gets its own vote?”
“He, sugar,” I corrected. “Show him some respect.”

“Close the blinds and I’ll show him some respect later.”
“How come I have to get my ass up to shut the blinds when you were the one who bought a house with east-facing windows in the bedroom?” I grumbled even as I did just that.  “Bad fuckin’ call, babe.”
“I didn’t realize that was east. I viewed the house in the middle of the afternoon,” she argued. “Besides, I bought this place based on the kitchen. The bedroom just had to be here.”
Pulling the drapes—blackout ones, good but unsurprising with the hours I knew she worked—and darkening the room to give us both some relief, I told her, “That’s some jacked logic. The bedroom’s where all the best shit happens.”
She peeked her eyes open again, keeping them that way when she’d verified I’d blocked out the damn light. “You’ve eaten my cupcakes.”
Fuck me, but she was right. She created some serious magic in that kitchen.
“Fair point,” I conceded, collapsing back onto the bed.
I rolled toward her, pulling her body into mine and maneuvering my leg so it was bent between hers, the warmth of her pussy against my thigh.
“Too fuckin’ early. Back to sleep.”
Avery’s body was stiff for a minute, but I stayed put and quiet. She took a bit, but she let whatever was fixing to crawl up her ass go, settled in, and we both fell asleep again.
